Learning a New Language
Every single day there’s a new hoop to jump through to get 607 converted to Hattie’s Coffee House. After the special use variance saga (I still need to rewind & tell you that story!) I kinda thought we’d be done with the regulations & hoops but we’re still here. And that’s ok- I like a challenge. And this is proving to be a good one.
As I consult with ADA consultants, and engineers for parking lot drainage plans I’m learning an entirely new language.
Tomorrow I have a big meeting that I hope will bring a lot of clarity as to what is being required of Mario & I to convert the space to be a coffee shop.
One of the biggest hopes I have is that the county and town will work with us on some of their regulations for the parking lot. As it stands right now the parking lot is a minimum of $70k but that seems like it could be on the low end if we have to do a bunch of other things per their regulations.
I would really love to gravel the lot for the first year or two while Hattie’s gets up and running with the desire of keeping my working capital freed up as much as possible to cover my labor, rent, utilities & inventory costs. To sink over $70k into a parking lot that could be graveled for $30k is just a very big blow to both the landowner and I.
A game-changer of sorts.
I also was told yesterday I may need to add a sprinkler system & second staircase sooooooo- just feeling the weight of this all.
But now for some sweet stuff. We have ferns on the front porch, I ripped all the carpet up & brought it to the dump, and the two acres is mowed! Little victories!
